Title Searches are checks on real estate property to reveal any voluntary or involuntary liens, encumbrances and identifies ownership rights.  Some of the types of title searches we can provide include, Current Owner Search, Two Owner Search and Full Title Search.

Our title search reports can be used for purchase, refinance, foreclosure, etc.

Document Retrieval & Document Research – Nationwide:

We perform document retrieval of any mortgage related documents filed at any of the 3,600+ courthouses around the country.  Document Retrieval services include locating a missing deed, mortgage/deed of trust, assignment, release/satisfaction, modification, UCC search, POA, etc.

We can retrieve photocopies or Court Certified Copies, depending on your specifications. If you do not require copies, we can provide abstracted recording information of whatever documents you specify.

Deed Search – Nationwide:

Deed Searches can be done in any county in the US to confirm ownership of real property. We can search for a copy of the deed (photocopy or Court Certified Copy) or we can report the recording information, legal description and grantor/grantee if no copy is required.

UCC Search – Nationwide:

UCC (Uniform Commercial Code), used to govern transactions such as borrowing, contractual agreements, etc. can be filed at the state and county levels. We can provide a UCC search at the county level anywhere in the US.

Document Recording – Nationwide:

We review your original document to ensure the county will not reject it when presented for recording. We can have any mortgage related document walked in to any courthouse in the US and have that document recorded immediately in most cases (an exception would be if the county was behind). We can also record your documents electronically in many counties!
